The Brief

The Managing Director of Cynosure contacted Spaceworks regarding a relocation of their corporate headquarters from a compact industrial unit to a large open plan tenancy in Pymble to be able to cope with their proposed expansion.

The Solution

We offered a range of better value finishes to meet the budget expectations and reduced the project duration from 6 weeks to 4.5 with careful planning and the client was very happy with the end result…but there was a catch – a tight budget and even tighter requirements to get out of their current space and into the new location.

The project required the construction of testing rooms for sensitive laser firing equipment with anti static flooring, a laser clinic room where patients could be treated and demonstrations done, a fun staff break out area & kitchen, a reception & waiting area, managerial offices, server room and storage areas with heavy duty racking

6 Steps to creating an awesome fit out +
how much will it cost

1. Planning

Plan how many staff you need to house & what extra spaces you need to function. This may include reception & waiting areas, meeting rooms, staff break out areas, hot desks for visitors, server rooms – also make sure you have thought about future growth

2. Apperance

What kind of look do you want? Collect images from the internet or take photos of other peoples offices that you like so your designer & builder know what you expect. Front of house is one of the most important area to focus on as this is the area of first impression to your clients

3. Compliance

Check the requirements of building management and local authorities as there will often be unexpected costs that can be the responsibility of the lessee. Be sure that you investigate who is responsible for statutory approvals, Air conditioning & fire sprinkler modifications.

4. Financial Contributions

Explore the potential landlord contributions as they can often have allowances for items like ceilings, painting & floorcoverings that could be absorbed as lessor costs.

5. Flexibility

Does your space need to have a flexible layout for meetings or functions? Also Check that you have thought about the locations & requirements of every item that your space will contain later additions for items like power, data and plumbing are often complicated and costly

6. Timing

Confirm the project handover date so that you can migrate phone services & electrical connections, advise your clients and enable a smooth transition to your new premises. Items such as furniture & custom joinery often have long lead times for deliver.

How much will your office fit out cost?

Whether you spend big $ or small $ depends on a lot of variables, so while square metre rates are often quoted as a ballpark figure, the only way to really know how much the fit out will cost is to get one of our free on site assessments. This way we can accurately identify any existing components that may be able to be utilised, as well as locating any costs that you may not have considered.
